I was wondering if there is a proper way to store new inner tubes that will keep the viable?
At this time they are folded and secured with a rubber band.

I put them in a zip-lock bag with baby powder. Remove as much air as possible.
Even older salvaged tubes keep for decades.
Leave a similar new or old tube to the air, it will crack @ the seems & folds in a few months.

I store mine in the shop, in the dark, aired up a bit.

I’m in the zip lock bag w/baby powder crowd. But I Don’t store them in my shop. I leave them in the closet of one of the guest bedrooms. My uninsulated shop has been 120* in the summer. That’ll make them crack.

Folded or rolled, they seem to crack along the unadvoidable flat edge, at least mine have. Probably best is lightly inflated with nitrogen and in a dark cool place, but....

I don't do nitrogen but do believe just enough air to inflate, store in basement. Seems to be no different then than inside a tire with varying temperature swings wouldn't it? Keeping them folded I think is definitely not a good idea.

I keep them partially inflated in old tire casings in my basement where the temperature is fairly stable.

I put the tubes in the old tires, slightly inflated them, and wrapped them in stretch wrap.

I fold them and put them in used plastic grocery bags. I double bag them and put them in a cabinet. I've stored them for decades like this.

Air conditioning only in the original package in the house house. I find a reliable local supplier & try not to store them
any longer than I have to. Used I store aired up inside the house also. ( do have 21" on my Ts so I can get tires & tubes
from the model A suppliers also.)

It does depend a bit on the tubes themselves. I store my old Olympics, folded and stowed in a carton, in my cellar which is at a constant 72 degrees.
Modern tubes don't do a very good job of holding air, so it is a moot point trying to store them anyway.
